I just wanted to send a note of sincere appreciation & heartfelt thanks to the two gentlemen who are responsible for finding my dream house. After six months of disappointment using two other competing brokers, I was introduced to Harry Kapukchyan& Kevin Kiarash of Rodeo Realty. After sitting down with them on our first meeting, they suggested we spend enough time to get to know one another where they could completely understand our dreams & goals. Primarily, they wanted to know what I did & did not want in the houses we would be looking for. My time is valuable & they respected that. This was a very welcome approach & immediately put my wife at ease. That conversation led to my asking, “When do we start?” Best decision I ever made! We found a house in less than three weeks & they even negotiated a shortened escrow. It’s like they knew exactly what we are looking for! We wound up getting a larger house for less than we had planned on spending. This was our second house so we were well aware of how overwhelming the process involving paperwork, faxes, phone calls, documents, etc. could be. I was never inconvenienced for one minute if a signature was needed or a follow-up document was required. They simply asked where I was & could they be there in ten minutes. What can we say about Harry Kapukchyan. We don’t even know where to start to sing his praises. We are first time homebuyers who have been looking for the perfect house for years. We have been through several agents, and none can compare, or even come close, to Harry. Most agents would ask what we were looking for, and then bombard our email with sometimes 30 listings a day, most of which did not meet our criteria and were not close to what we were looking for. They had us doing all the work. Harry only sent a select few listings to our email, and they were always homes we would consider and fit our criteria. Most agents would just stop calling us after a few weeks or a month if we did not find our perfect house. Harry is the only one who stuck by our side for over two years. He was very patient and never made us feel he was upset or frustrated with us for not finding a house in a month. A few times we put offers with Harry, and when things didn’t work out because of circumstances beyond our control, he never got upset or gave up. He kept reassuring us we’d find our house, and he kept looking. He is a real go-getter and very ambitious. He is very knowledgeable about every aspect of the home buying experience, and really held our hand and walked us through it every step of the way. We were never alone. He was constantly on top of everything, making sure each person did their job properly and on time so we would have a smooth closing of escrow. Most agents would be gone after the escrow papers are signed. Harry continues to help us, finding people for repairs, insurance, movers, etc. Despite his young age, he knows so much more than agents we have worked with that are twice his age. There are not enough nice things to say about Harry. He is exceptional, Phenomenal, generous (he bought us a homeowner’s policy the seller was supposed to buy, to be sure we would have a good policy), trustworthy, honest (he never gave us lines other agents have to pressure us to buy), impressive, and a true gentleman. We consider him one of the family now. If anyone is considering buying a home, we wouldn’t think of recommending anyone other than Harry Kapukchyan. He’s the best. Forget the rest.

I interviewed 3 realtors, Redfin, Keller Williams and Rodeo, looking to sell my home close to it’s online value. The first two realtors suggested we ask for a lower/more conservative price to attract buyers, then “hope” for multiple offers at and above asking price. Harry was confident that we could sell my home at the price I was hoping to get ($150K over KW assessment) His suggested price was almost too good to be true, but my house was turnkey and in a great school district. I had time and it was worth a month or two to see if we could get an offer at or close to asking. SPOILER we did.

Through every step, Harry explained how he was marketing my property. He scheduled an Agent lunch on Friday, open house Sat & Sun and another Agent lunch the following week. Open houses continued for the next few weekends with the occasional mid-week showing until we received an offer, a really good offer.

Harry communicated often, discussed comps, the housing market and always answered his phone. He was on time, positive, confident, respectful of my home, privacy and my dogs and in the end made us both a boatload of money.

It’s been a month and I’m in escrow on a really nice house in San Diego. I’m putting 50% down and still have close to 1/2 of my proceeds in the bank. It’s not all about the money. Harry made it a smooth experience thanks to his winning attitude and professionalism.
